Before you book your first showing, a little preparation makes the whole process calmer. Here is a short checklist.

1. Get pre-approved

A pre-approval gives you a realistic price range and usually comes with a rate hold. It is conditional: the lender still reviews the property once you have an accepted offer. See home purchase mortgages and pre-approval for how it works.

2. Gather your documents

  • Government-issued photo ID
  • Recent pay stubs and an employment letter, or two years of Notices of Assessment if you're self-employed
  • 90 days of statements for your down payment

3. Know your programs

First-time buyers may be able to use the FHSA and the RRSP Home Buyers' Plan together. Rules change from time to time, so confirm what applies to you.

Tip: try the affordability calculator before you talk to a realtor.
